The Better Letter is bound to have a level of service to suit, whether it’s a case of us taking care of everything, or if you just want us to find a tenant that will love your property like their own.


Time after time we achieve top rents for our landlords. We keep void periods to a minimum and deal with ever changing legislation.


The three main levels of service that we offer are:

Option 1:

Full Property Management

A comprehensive service designed for landlords who prefer little or no involvement in the day to day running of their property. An absolute must for those living abroad or at any real distance.


Your Full Management service will include:

Finding a Tenant

We provide all of our landlords with a floor plan and professional photography, to make their property really stand out from the crowd. We advertise on rightmove, which is probably the most popular property portal. We qualify enquiries and then meet all prospective tenants. If they apply, we then outsource to a specialist company who credit check and take up references.



Inventory & Schedule of Condition

An independently produced report by a qualified inventory clerk (signed and agreed by the tenant) is a landlord’s first line of defense in the event of any sort of a dispute at checkout. This is vital as the onus falls on the landlord to be able to prove that a deduction from the deposit is warranted.



Deposit Registration

As is required by law, we will protect your tenant’s deposit. We use the custodial side of the DPS. This is an approved, Government backed scheme. We will ensure that you, the landlord, have met all legal requirements to negate the threat of a potential claim.



Rent Collection

As well as ensuring smooth and regular collection of rent due, we also have the credit control resources to deal with any late payment or arrears.

Inspections

We conduct quarterly inspections of your property to ensure that it is being well looked after and will draw your attention to any small maintenance issues, before they potentially become big, expensive ones!



Maintenance

It’s best practice to keep on top of maintenance issues and we can draw from a pool of vetted and reliable trades, most of whom we’ve worked with for years. Matters are dealt with quickly and efficiently.



Legal Support

We prepare the tenancy agreement in house.


As well as being fully conversant with the latest legislation affecting landlords, we have access to legal resources to take any necessary action in the rare and unfortunate event that a tenant causes a problem and/or must be asked to leave.


Dealing with such issues without the back up and experience of a professional letting agent can be an enormous headache for many private landlords. If you’d rather have the support of a company that’s dealt with these problems successfully in the past, then a fully-managed service is probably best.

Option 2:

Letting and Rent Collection

Whilst this level of service includes most of the above, there is no provision for maintenance or inspections. Suited to landlords who have time on their hands, who are not worried about a buffer between themselves and their tenants and are happy to undertake their own property management.

Option 3:

Tenant Find and Let Only

For the experienced landlord who is simply looking for a quality Tenant and is able to collect their own rent and supervise repairs and maintenance.
